Personalising a newer Yas Acres home, from kitchens, joinery and lighting to pools, pergolas and landscaping, with Aldar's approval and the contractors handled by one team.
Yas Acres is Aldar's golf-side villa and townhouse community on Yas Island, with homes handed over in phases from around 2020 and later phases still to come. Because the homes are recent, most projects are about personalising and upgrading rather than replacing: built-in joinery, kitchen upgrades, lighting and smart home systems, and gardens turned into outdoor living space.
Newer homes may still be within the developer's defects period, so we check what is covered before changing anything that could affect a claim. External changes are reviewed against the community guidelines, so pools, pergolas and landscaping are designed to fit them from the start.
Most homes are recent, so we focus on personalising and upgrading, and check the developer's defects period first.
Golf-side villas, from family homes to larger 5 and 6-bedroom villas, where pools and outdoor living are the usual projects.
2 to 5-bedroom townhouses across the community's clusters, where joinery, kitchens and garden space are the usual upgrades.
Newer phases such as The Orchids, where owners are planning fit-out from handover.
Yas Acres is an Aldar community. External changes, pools, pergolas, structural work and extensions need approval from Aldar's community management against the community guidelines before work starts. Structural work, extensions and pools then need a building permit from Abu Dhabi's Department of Municipalities and Transport (DMT), applied for through TAMM by a DMT-classified consultant. Smaller works such as pools, canopies and small extensions may qualify for DMT's simplified minor-works route. We confirm the route, prepare the drawings, and manage both approvals through to issue.

Often, yes, subject to the community guidelines and your plot. A pool needs Aldar's approval and a DMT permit, which may follow the simplified minor-works route. We coordinate the design, approvals and pool contractor together.
Depending on your handover date, it may still be within the developer's defects period. We check what is covered before any work starts.
Yes. In townhouses, the best results usually come from storage, kitchens and making the garden work as an outdoor room.
