From updating an original Ranches villa to extending a newer Arabian Ranches 2 or 3 home, we plan the work, handle the Emaar NOC and permits, and supervise vetted contractors through to handover.
Arabian Ranches is one of Emaar's earliest and most established villa communities, and many of the original homes are now around twenty years old. That makes it one of the busiest renovation markets in Dubai: owners are replacing tired kitchens and bathrooms, reconfiguring ground floors for modern family life, and upgrading air conditioning and other services that are reaching the end of their life.
Arabian Ranches 2 and 3 are newer, so work there tends to be about upgrading rather than renewing: extensions, outdoor living, pools, and higher-spec finishes. In every phase, the community's design guidelines shape what can change on the outside of the home, so the design needs to be right before anything is submitted.
Each sub-community has its own architectural character, from the Spanish-style villas of Mirador to the Portuguese-inspired terracotta roofs of Alvorada. Anything that changes the outside of your home is reviewed against that style, so we design exterior changes to fit it from the start.
Saheel, Al Reem, Alvorada, Mirador, Alma, Savannah, Terra Nova, Hattan and more. Mostly 3 to 5-bedroom villas, with larger Mirador homes of up to 7 bedrooms. These are the oldest homes in the community and the most common full refurbishments.
2 to 4-bedroom townhouses clustered around Palmera Lake. Compact layouts that gain the most from reworked kitchens, better storage and a more open ground floor.
Larger villas on premium plots overlooking the golf course and polo fields, where extensions, pools and outdoor living are typical projects.
Newer phases, where the work is usually upgrading and personalising rather than renewing: kitchens, joinery, outdoor living and extensions.
Arabian Ranches is managed by Emaar Community Management. Most renovations beyond cosmetic work need a Home Modification NOC from Emaar, applied for online, before work starts. Extensions and structural changes then also need a building permit from the relevant government authority, which will not be issued without the Emaar NOC. We prepare the drawings and documents, submit both applications, and manage them through to approval.

For most work beyond cosmetic changes such as painting, yes. External changes, extensions, structural work, and many internal changes, such as replacing flooring or moving plumbing, need a Home Modification NOC from Emaar Community Management. We check what your plans require and handle the application.
Often, yes, within the community's design guidelines and your plot's allowances. Extensions need both the Emaar NOC and an authority building permit, and Emaar may charge a fee for additional built-up area. We assess what your plot allows early, so the design is right before it is submitted.
