The Lakes is one of the established neighbourhoods of Emaar's Emirates Living, made up of Deema, Forat, Ghadeer, Hattan, Maeen and Zulal. Its villas and townhouses date from the early 2000s, which means many are due for a full refresh: original kitchens and bathrooms, dated layouts, and AC and plumbing nearing the end of their life.
Hattan's villas are larger and less standardised than the rest of the community, while the other clusters follow more consistent floor plans. Either way, the work starts with a survey of the existing services before anything is designed.
Most homes in The Lakes date from the early 2000s, so we inspect AC, plumbing and electrics before planning the visible work.

The Lakes is managed by Emaar Community Management. Most renovations beyond cosmetic work need a Home Modification NOC from Emaar, applied for online, before work starts. Extensions and structural changes then also need a building permit from the relevant government authority, which will not be issued without the Emaar NOC. We prepare the drawings and documents, submit both applications, and manage them through to approval.
