Dubai Islands, the Nakheel master development off the Deira coast, is still being built out, with villas and residences handing over in phases. For new owners, the work is mostly fit-out and personalisation: joinery, kitchens, lighting and smart home systems, and outdoor living.
New homes are covered by the developer's warranty, so we inspect at handover and plan upgrades so they don't affect a claim. External work follows Nakheel's guidelines for the community.

Dubai Islands is a Nakheel master community. Changes to the exterior, layout or built-up area, pools, pergolas and structural work need a Home Modification NOC from Nakheel before work starts, and added enclosed area carries an additional floor area fee. Structural work then needs a building permit from the authority for the plot, Trakhees or Dubai Municipality. We confirm the route, prepare the drawings, and manage the approvals through to issue.
