The frond villas of Palm Jumeirah were handed over from the mid-2000s, so many of the original Garden Homes, Signature Villas and Canal Cove townhouses are due for a full renewal: kitchens, bathrooms, AC and plumbing, and layouts opened up to the sea views.
Palm Jumeirah has some of Dubai's strictest guidelines. Nakheel reviews anything that changes the exterior, and rooftop and above-parapet structures have been further restricted, reported from January 2026. The sea air also demands coastal-grade materials and equipment.

Palm Jumeirah is a Nakheel community. Exterior changes, extensions, pools and structural work need a Nakheel Home Modification NOC, followed by a building permit from Trakhees, the authority for the Palm.
