Upgrading a newer Dubai Hills villa or personalising it from top to bottom: we manage the design, the Emaar NOC, the contractors, and the quality through to handover.
Dubai Hills Estate is one of Emaar's newest master communities, developed with Meraas in Mohammed Bin Rashid City. Most villas here are relatively recent, so projects are usually about personalising and upgrading rather than replacing worn-out fittings: higher-spec kitchens and bathrooms, joinery, lighting and smart home systems, pools, and landscaped gardens.
Even in a newer home, many changes need Emaar approval, including new flooring, moving plumbing, removing internal walls, and replacing kitchen joinery. Planning the design and the approvals together avoids delays once contractors are ready to start.
Most Dubai Hills homes are recent, so projects focus on personalising and upgrading rather than replacing. Many of these changes still need Emaar approval, and some homes may still be within the developer's defects period, so we check what's covered before any work starts.
The first homes released in Dubai Hills, from 2015. Kitchens, storage, joinery and outdoor space are the usual upgrades.
The first villa project in the community, with 3, 4 and 5-bedroom villas.
Larger villas close to or facing the golf course, where pools, landscaping and high-spec fit-outs are typical.
Signature 6 and 7-bedroom villas, often personalised with bespoke interiors, pools and smart home systems.
Palm Hills, Emerald Hills, Majestic Vistas, Park Gate and more, each with its own plot sizes and design guidelines.
Dubai Hills Estate is managed by Emaar Community Management. Most renovations beyond cosmetic work need a Home Modification NOC from Emaar, applied for online, before work starts. Extensions and structural changes then also need a building permit from the relevant government authority, which will not be issued without the Emaar NOC. We prepare the drawings and documents, submit both applications, and manage them through to approval.

We talk through what you want, visit your home, and look at what's behind the walls before anyone quotes.
We define the scope, coordinate any design work, and give you a realistic budget and timeline to approve.
We handle the Emaar NOC and permits, tender the work to vetted contractors, and recommend the best value.
We supervise on site, report progress, snag every detail, and hand over a finished home.
Cosmetic work such as painting generally doesn't. Changes like replacing tile flooring, moving plumbing, removing internal walls, updating kitchen joinery, and any external or structural work generally do. We confirm what your plans need and prepare the application.
Yes, subject to the community guidelines and your plot. Pools and covered outdoor structures need Emaar approval and, depending on the scope, an authority permit. We coordinate the design, approvals, and specialist contractors together.
