Making a new Hayyan home your own, from joinery, kitchens and lighting to pergolas, pools and landscaping, with Alef's approval, permits and contractors handled by one team.
Hayyan is Alef Group's villa community on Emirates Road in Sharjah, with homes being handed over in phases from 2026. For new owners, the first year is when most changes happen: built-in wardrobes and joinery, kitchen upgrades, lighting, curtains and smart home systems, and turning the garden into usable outdoor space.
A new home is still under the developer's warranty, so changes need to be planned so they don't affect a defect claim, and external work has to follow the community's design guidelines. We also inspect the home at handover, so defects are recorded before any fit-out covers them up.
Hayyan homes are new, so projects start with a handover inspection and are planned around the developer's warranty.
Family townhouses where joinery, kitchens and garden space are the first upgrades.
Larger homes on bigger plots, where pools, landscaping and outdoor living are typical.
Hayyan is an Alef Group community. External changes, pools, pergolas and any structural work need approval from Alef's community management against the community guidelines, followed where required by a permit from Sharjah Municipality through a registered consultant, and SEWA approval if services change. We confirm the route, prepare the drawings, and manage the approvals through to issue.
