Personalising a newer Ranches home, from kitchens and joinery to extensions, pools and outdoor living, with the Emaar NOC and contractors handled by one team.
Arabian Ranches 2 and 3 are Emaar's newer phases next to the original Ranches. The homes are younger, so most projects are upgrades rather than renewals: higher-spec kitchens and bathrooms, built-in joinery, outdoor living and pools, and in larger villas, extensions and enclosed terraces.
Arabian Ranches 3 is mostly townhouses, where the best results come from making compact layouts work harder: better storage, reworked kitchens, and gardens that become usable outdoor rooms. In both phases, Emaar's design guidelines shape what can change on the outside, so exterior work is designed to fit them from the start.
Each sub-community has its own architectural style, and Emaar reviews exterior changes against it. We design external changes to fit the style from the start, so approvals go through first time.
Casa, Lila, Palma, Rasha, Rosa, Yasmin, Samara and Azalea, mostly 3 to 6-bedroom villas in Spanish, Moroccan, Mediterranean and Arabic styles.
Reem and Camelia, 3 and 4-bedroom townhouses where storage, kitchens and garden space are the usual upgrades.
Mostly townhouse phases such as Sun, Joy, Spring and Bliss, with 3 and 4-bedroom homes around shared amenities.
Arabian Ranches 2 and 3 is managed by Emaar Community Management. Most renovations beyond cosmetic work need a Home Modification NOC from Emaar, applied for online, before work starts. Extensions and structural changes then also need a building permit from the relevant government authority, which will not be issued without the Emaar NOC. We prepare the drawings and documents, submit both applications, and manage them through to approval.

We talk through what you want, visit your home, and look at what's behind the walls before anyone quotes.
We define the scope, coordinate any design work, and give you a realistic budget and timeline to approve.
We handle the Emaar NOC and permits, tender the work to vetted contractors, and recommend the best value.
We supervise on site, report progress, snag every detail, and hand over a finished home.
For most work beyond cosmetic changes, yes. External changes, pools, covered structures, extensions and many internal changes need an Emaar Home Modification NOC. We confirm what your plans need and handle the application.
Emaar's published guidelines list extensions and balcony enclosures in townhouses as non-permissible. Pergolas, shaded terraces and outdoor kitchens are achievable with a NOC, and a reworked layout often finds the space you need. We check what your specific unit allows before design starts.
Some homes may still be within the developer's defects period. We check what is covered before any work starts, so changes don't affect a claim you could still make.
