Kitchens, layout changes and full refurbishments for Springs townhouses, and extensions for Meadows villas, with the Emaar NOC and contractors handled for you.
The Springs and The Meadows, part of Emaar's Emirates Living community, are among Dubai's most established family neighbourhoods. Many homes date from the early 2000s, so owners are typically renewing original kitchens and bathrooms, opening up ground floors, and replacing air conditioning and other services that have reached the end of their life.
Springs townhouses are compact, so the best renovations make every square metre work harder: reconfigured kitchens, built-in storage, and gardens that work as outdoor rooms. Emaar's guidelines do not permit extensions or balcony enclosures in townhouses, so space is gained by redesigning the layout. Meadows villas sit on larger plots, with more room for extensions, pools, and outdoor living.
In a Springs townhouse, the best renovations make every square metre work harder, so layout and storage matter as much as finishes. In the Meadows, the larger plots open up extensions, pools and outdoor living. Either way, in homes of this age we inspect the AC, plumbing and electrics before planning the visible work.

2-bedroom townhouses with a study, the most compact layout in the community.
Each Springs type comes as a middle or end unit. End units usually have bigger gardens, which leaves more room for pergolas, outdoor living and, where the plot allows, pools.
Standalone villas across Meadows 1 to 9 on larger plots, from 3 and 4-bedroom homes up to 6 bedrooms in some phases.
The Springs and The Meadows is managed by Emaar Community Management. Most renovations beyond cosmetic work need a Home Modification NOC from Emaar, applied for online, before work starts. Extensions and structural changes then also need a building permit from the relevant government authority, which will not be issued without the Emaar NOC. We prepare the drawings and documents, submit both applications, and manage them through to approval.

We handle the Emaar NOC and permits, tender the work to vetted contractors, and recommend the best value.
We supervise on site, report progress, snag every detail, and hand over a finished home.
Start with what you can't see. In homes of this age, air conditioning, plumbing, and electrics are often due for replacement, and it is far cheaper to do that before new kitchens and finishes go in than after. We inspect the services first, then plan the visible work around them.
For most work beyond cosmetic changes, yes. External changes, extensions, structural work, and many internal changes need a Home Modification NOC from Emaar Community Management. We confirm what your plans need and handle the application.
Emaar's published Home Modification guidelines list extensions in townhouses as non-permissible, and Springs homes are townhouses. Pergolas, shaded terraces and landscaping are achievable with a NOC, and internal reconfiguration often finds the space you need. Meadows villas, as standalone villas, can often be extended with an Emaar NOC and an authority permit.
Emaar's guidelines list balcony enclosures in townhouses as non-permissible. Exceptions have been reported case by case, but they are not a right, and if pursued they need a major works NOC, an additional built-up area fee and a Dubai Municipality permit. We check whether your unit has a realistic route before you pay for design, and otherwise create the walk-in closet inside the master suite, which is a quick minor works approval.
