Refreshing a beachfront Saadiyat villa, from kitchens and bathrooms to pools, outdoor living and AC, with Aldar's approval, the DMT permit and contractors handled by one team.
Saadiyat Beach Villas was completed in the early 2010s, so many homes are now at the age where original kitchens, bathrooms and air conditioning are due for renewal. Owners are also opening up ground floors, upgrading joinery and lighting, and making more of their gardens with pools, pergolas and outdoor kitchens.
The community is now managed by Aldar, and its design guidelines control what can change on the outside of the villa. Being close to the sea also matters: salt air is hard on external metalwork, AC condensers and finishes, so we specify materials for the coast, not just for looks.
Homes here date from the early 2010s and sit close to the sea, so we pair interior upgrades with a check of AC and anything exposed to salt air.
Standalone 3 to 7-bedroom villas, many close to the beach, where pools, outdoor living and full refurbishments are typical.
Family townhouses where kitchens, storage and garden space are the usual upgrades.
Saadiyat Beach Villas is an Aldar community. Changes to the exterior, layout or structure, and additions such as pools, pergolas and extensions, need approval from Aldar's community management against the community design guidelines before work starts. Structural work, extensions and pools then need a building permit from Abu Dhabi's Department of Municipalities and Transport (DMT), applied for through TAMM by a DMT-classified consultant. Smaller works such as pools, canopies and small extensions may qualify for DMT's simplified minor-works route. We confirm the route, prepare the drawings, and manage both approvals through to issue.

We handle the Aldar approval and permits, tender the work to vetted contractors, and recommend the best value.
We supervise on site, report progress, snag every detail, and hand over a finished home.
For anything beyond cosmetic work, generally yes. External changes, structural work, pools, pergolas and extensions need Aldar's community approval, and structural work also needs a DMT building permit. We confirm what your plans need and handle the applications.
It was developed by TDIC, whose portfolio is now part of Aldar, so modification requests go through Aldar's community management. It is a different community from SDIC's Hidd Al Saadiyat.
Start with the AC and anything exposed to salt air. Condensers, external metalwork and coastal finishes often need replacing before interior work, and it is cheaper to do it in one programme.
