Making a new home in The Valley your own, from handover inspection and joinery to pergolas, landscaping and outdoor living, with the Emaar NOC handled for you.
The Valley is Emaar's townhouse and villa community on the Dubai–Al Ain Road, with phases such as Eden, Talia, Orania and Farm Gardens handed over from 2023 onwards. Most projects are post-handover: wardrobes and joinery, kitchen upgrades, lighting, and gardens made usable with pergolas and landscaping.
The Valley follows Emaar's Home Modification rules, which list extensions and balcony enclosures in townhouses as non-permissible, so space is gained through layout and outdoor living. New homes are under warranty, so we inspect at handover first.
Homes are new, so we start with a handover inspection and plan around the warranty.

The Valley is an Emaar community. Landscaping, pergolas, flooring, kitchen changes and other modifications need an Emaar Home Modification NOC through the community portal, and structural work also needs an authority permit. Emaar lists extensions and balcony enclosures in townhouses as non-permissible. We confirm what your home allows and handle the application.
