Large coastal villas need careful management: design, SDIC community approval, the DMT permit, specialist contractors and tight control of a complex budget.
Hidd Al Saadiyat is the Saadiyat Development and Investment Company's (SDIC) gated community of large 4 to 7-bedroom villas on the northern tip of Saadiyat Island. Many owners personalise their homes extensively: bespoke interiors, landscaping and pools, outdoor living, and in some cases reconfigured layouts.
Projects at this level involve many specialists at once, from joinery and stone to pools, lighting and home automation. Coordinating them, and keeping the work within the community's design guidelines, is where a project manager earns their fee.
Projects here are typically multi-trade and high-specification, so coordination and cost control matter most.
Large villas on generous plots, many personalised with bespoke interiors and landscaping.
Coastal villas where materials, AC and external finishes need specifying for salt air.
Hidd Al Saadiyat is developed by SDIC. External changes, structural work, pools and other additions are reviewed by the community's management against its design guidelines before work starts. Structural work, extensions and pools then need a building permit from Abu Dhabi's Department of Municipalities and Transport (DMT), applied for through TAMM by a DMT-classified consultant. Smaller works such as pools, canopies and small extensions may qualify for DMT's simplified minor-works route. We confirm the route, prepare the drawings, and manage both approvals through to issue.

SDIC's community management reviews changes against the community guidelines, and structural work also needs a DMT building permit. We confirm the route for your villa at the start.
No. Hidd Al Saadiyat is developed by SDIC, while Saadiyat Beach Villas and Saadiyat Lagoons are Aldar communities, so the approval process differs.
